280 Kent Avenue
The redevelopment of 280 Kent Avenue is a 590-foot-tall, 53-story, two-tower residential project spanning a full city block along the Williamsburg waterfront in Brooklyn. Part of the Domino Sugar master plan, the development contributes to a mixed-use campus organized around Domino Square, a public park and plaza connecting the site to the East River.
The façade is defined by a custom window wall system integrating sliding doors, tilt-turn units, and hopper vents, with porcelain spandrel panels within a consistent glazed assembly across both towers. At the ground level, storefronts consist of mullionless, frameless curved insulated glazing, increasing transparency at the street. The exterior is further articulated by cast-in-place concrete balconies incorporating structural thermal breaks. These balconies feature large oval openings and curved glass balustrades, introducing a sculptural quality that enhances light penetration, outward views, and the overall rhythm of the façade.
Front provided façade consulting services for the entire building envelope, including full BIM façade modeling, from early design through construction. The team developed and coordinated all exterior systems to address performance, constructability, and waterfront exposure, including wind, moisture, and thermal requirements.
