30 Warren is a mid-rise building that includes 23 apartments and 60,000 ft2 (5,575 m2) of retail space spread over 12 floors. The project calls for a single building development on two adjacent plots located at 30 Warren St and at 102 Chamber St respectively, and situated in the Tribeca neighborhood of Lower Manhattan.

The building integrates a multitude of disparate façade technologies to compliment the formal design language and to drive the material aesthetics. The different façade types include a pre-fabricated panel wall assembly with precast Ultra High Performance Concrete panels to act as a rain-screen, a fire-rated curtain wall, a conventional curtain wall, a storefront, a skylight and an exposed brick wall.

Front collaborated closely with the design team from design development through construction administration project phases. Front’s responsibilities included facade systems design, comprehensive façade cost analysis with in-depth industry feedback to inform design and procurement decisions, and assisting with bidding and negotiations.
