320 N Sangamon is a new 270,000 sq ft, 13-story office development located in Chicago’s Fulton Market district, with second floor parking and ground floor retail, currently tailored to research-based tenants. The loft-like building’s open-concept office units, featuring high ceilings and exposed concrete, blend in with the industrial character of the neighborhood, offering a contemporary interpretation of the traditional brick warehouse. The building’s design emphasizes energy efficiency and a wellness-orientated workspace with ample meeting and lounge spaces, outdoor terraces on levels 6 and 13, an art gallery, and a fitness center.
The building’s façade comprises precast concrete panels with integrated thin brick, large protruding bay windows, a fritted glass curtain wall, and custom cast aluminum screens. Front consulted on these systems, as well as the project’s glass canopy, guardrails, entry doors, and large building doors, from schematic design through construction administration. The building achieved LEED Gold certification.
