This 40-story tower, north of Miami, is designed as luxury condos with panoramic views of the Atlantic Ocean. The façade is composed of a unitized, four-sided structurally glazed window wall, with dynamic patterning across the north and south facades created by TEN Arquitectos by playfully arranging vision glass, spandrel glass, shadow boxes, and frit patterned glass. The balconies incorporate cantilevered frameless glass balustrades and glass divider screens for optimized views and privacy, while the penthouse pool level features a custom 11 ft (3.4 m) tall cantilevered glass screen. The podium facade systems include double height semi-unitized window wall, a custom slat wood screen with custom oversized folding doors and trellis systems for enclosing parking areas. The stand-alone spa is fully clad in monolithic stone rainscreen and wood.
Project systems were all designed to meet stringent hurricane requirements, environmental protection criteria and high thermal performance requirements while maximizing sightlines and maintaining a clean design aesthetic. To streamline testing and approval, the custom systems were designed based on systems with existing NOA (Notice of Acceptance) certification demonstrating proven test performance.
