2000 K Street is a prestigious corner lot in Washington D.C. repositioned by Tishman Speyer. The original SOM building, built in 1986, has been fully renovated and reclad by architects Moed de Armas & Shannon and Gensler. The eight story concrete structure was expanded through floor plate additions and four additional floors of steel construction to achieve a 50% increase in gross floor area. At 225,000 ft2 (20,900 m2), the building provides retail and Class A office space. The building features double-wide spandrel-less 10ft x13ft (3m x 4m) unitized curtain wall panels, point-fixed glass walls abutting travertine cladding at the retail entries, and minimal sightline glass sliding doors at the new rooftop terrace. Front was involved for the Construction Administration phase, assisting the architects and facade contractor in achieving the quality required given the building’s minimalist expression. The development is targeting LEED®-Gold status for the core and shell.
